Our thorough, detailed, and easy to read inspection reports include cost estimates- at no extra charge. We will inform you of all the costs associated with each recommendation and/or deficiency. 360 Inspections also includes Contractor Recommendations for each associated deficiency- all included in one low cost.

Pre-Listing Home Inspection

Are you preparing to sell your home and want to get the most out of it? A Pre-listing Inspection is the perfect way to get ready for that.   

Our Pre-listing Inspections are performed in the same detailed way a General Home Inspection is conducted. By performing this, there will be no surprises during the buyer’s inspection. You can also be aware of any costs associated with fixing these items before you list the inspection, and can equip potential buyers with this valuable information when ready to sell!

Radon Detection

Radon gas is the leading cause of lung cancer outside of cigarette smoking and you might not even know that it is present until it is too late. What are we talking about? It is a tasteless, odorless radioactive gas that naturally occurs in the soil. It enters structures through cracks in the floor, foundation, basement, & other areas and can accumulate inside. The problem is that you won’t know it’s there, unless you test for radon. The EPA ranks areas of the U.S. by zones for radon. Southeastern PA is in the highest zone for instances of radon detected. We can test for radon to save you thousands on remediation or let you know what level of radon is present in the home or building, so you can have it mitigated properly.



Roof Inspection

It can be argued that a roof is the most important system in any structure. After all, when we buy houses/buildings, the point is literally to “Put a roof over our heads”. Unsure about the condition of a roof? Need an unbiased opinion as to the condition/potential longevity of your current roof? We’re not in the business of selling roofs. We ARE in the business of giving you objective advice.

A thorough look at your Apartment Complex, Rental Property or Light Commercial Business that follows the same format as a Residential Home Inspection, but is usually more complex in terms of square footage, division of utilities, electrical amperage, etc.



Sewer Scope

Buying an older home? Do you know how long those sewer lines have been there? We can help with that too. A Sewer Scope can give you a visual look inside your main waste lines. A repair cost for this can range between $5,000-$20,000.









Walk & Talk Consultation (1-hour)

In this current market we know people are trying to make the most competitive offer possible and may have to waive inspection contingencies. In an effort to meet this demand we are offering a 1 hour consult on location as low as $180.

A certified inspector will walk through the property and visually inspect from top to bottom with you, and will answer follow-up questions you may have after the consultation. We will cover the big ticket items and inspect as many things as possible within that 1 hour window, but unlike our regular inspections, there will be no formal report and we will not take photographs. If allowed by the seller your inspector will also use a drone for the roof of the property. We hope this can help our clients make an educated offer and give some peace of mind.

 

Wood Destroying Organisms (WDO) Inspection

Philadelphia has been ranked in the top 15 worst termite-infested cities in U.S. and Americans spend between $1-$2 billion annually to remediate and repair termite infestation and damage. Don’t be a statistic! These inspections look for signs of both past and present termite activity, as well as evidence of treatment for termites, and possible past structural repair due to termite damage.

Attic, Insulation, Ventilation Inspection

Did you know that proper insulation and ventilation can make your utility bills easier to swallow AND help your roof last longer? 30 year roofs are usually in need of serious repair or replacement by year 20-25 of their life. Proper ventilation in a part of the house most of us regularly ignore can help your roof last years longer than normal. We can assess the quality of your attic’s ventilation and insulation. Then we can give you information to help you decide what features to install on your current roof, or what to ensure is installed on your next one. Maximize the life of your roof and the efficiency of your insulation, and use the extra cash to go on vacation!

Annual Inspection

Don’t have time to keep up with all the routine maintenance around your house? Let us take some of the load. Schedule a yearly appointment for 2 or 4 hours, to revisit potential problem areas, check up on fixes made, or just poke around, in order to answer questions or concerns. These inspections are usually not comprehensive in nature, like a Residential Home Inspection. They are tailored to your specific needs and concerns and are based on desired square footage to inspect, or number of systems you desire us to consult on.

Water Quality Analysis

A Water Quality test includes a lab certified report including total Coliform, E-Coli, Lead, Nitrate, Nitrite, Turbidity, pH, Iron, and Manganese. This overall tests the water supply of the home for the quality of your drinking water.

Deck Inspection

Just need your Deck inspected? We can come to your home and inspect the overall structure, foundation & condition of the deck.

Post Settlement Inspection

Did you have to waive your contingency for inspections? We can help with inspecting your property after the sale. It’s important to know the in’s & out's of your home once you have purchased your property to make sure it is safe for you, and your family.

A Post Settlement inspection works just like a regular home inspection, and includes all services/testing/inspecting as a normal inspection. We can also provide cost estimates and local trusted contractors to help with any necessary remediation.
